How to calculate price per square foot

Price per square foot = price ÷ square feet. A $450,000 house with 2,000 square feet is $450,000 ÷ 2,000 = $225 per square foot. The calculator also shows it per square meter: one foot is exactly 0.3048 m, so one square meter is 10.7639 square feet and $225 per square foot is about $2,421.88 per square meter.

Work back the same way: at $225 per square foot, 1,800 square feet costs $405,000, and a $500,000 budget buys about 2,222 square feet. The last tab does both.

Compare like with like

Price per square foot is only fair between spaces measured the same way. One listing may count finished living area above ground; another may add a finished basement, an enclosed porch or a bonus room over the garage. Ask what the square footage includes before you compare.

For single-family homes in the US there is a national method: ANSI Z765, "Square Footage – Method for Calculating", maintained by Home Innovation Research Labs. It covers detached and attached single-family homes, reports above-grade and below-grade square footage, and does not apply to apartment or multifamily buildings. For offices, BOMA's standard (BOMA 2024 for Office Buildings, ANSI/BOMA Z65.1-2024) sets how rentable area is calculated; BOMA calls rentable area "a crucial metric in office leasing". Ask a landlord which area the rent is charged on.

The comparison tab marks the lowest price per square foot and shows each listing's difference from the average. A gap of 10% between similar homes on the same street is worth a question; a gap between a condo and a house is mostly the difference in what you get.

Rent per square foot

Commercial space is often quoted as a rent per square foot, and the listing should say whether that is per year or per month. Per year: annual rent = rate × square feet, and monthly rent = annual rent ÷ 12. A 2,500 sq ft office at $30 per square foot a year is $75,000 a year, $6,250 a month, or $2.50 per square foot a month.

Going the other way, $6,250 a month on 2,500 square feet is $6,250 × 12 ÷ 2,500 = $30 per square foot a year. Ask what the rate includes (taxes, insurance, maintenance, utilities) before you compare two spaces, and which area it is charged on.

Price per square foot is not value

Two homes at the same price per square foot can be very different buys: location, condition, lot size, age, views and layout all move the price without changing the square footage. Smaller homes often show a higher figure because the kitchen, bathrooms and systems cost about the same whatever the floor area, so compare homes of similar size.

Use the number to spot listings that look high or low next to their neighbors, then look at why. Appraisals, comparable sales and an agent who knows the area decide what a property is worth.
