Sealcoating Calculator
Work out how much sealer, sand and crack filler a driveway or parking lot needs from its area and coats, with drums or pails and the job cost. Enter the square feet or measure up to three rectangles; the water, additive and sand follow the data sheet's mix design.
Your numbers
Both data sheets say at least two.
Per coat. SealMaster's sheets: 100 to 120 (MasterSeal), 100 to 125 (ColorPave). Porous pavement takes more.
Percent of the concentrate. MasterSeal 15 to 25; ColorPave 33 gal per 55.
Polymer additive (MasterSeal 1/2 to 2 gal per 100) or pigment (ColorPave 4 gal per 55).
MasterSeal 200 to 500 lb per 100 gal; ColorPave 800 lb per 55 gal. 0 for no sand.
Your supplier's bag.
Per gallon jug: FlexMaster lists 75 to 150 ft of 1/2 × 1/2 in crack. A 50 lb box of hot pour at 12.3 lb per 100 ft fills about 406 ft.

How sealcoat is estimated
Sealer data sheets state coverage per gallon of concentrate per coat, before water and sand are added. So the concentrate you need is the area × the number of coats ÷ that coverage. Water, polymer additive or pigment and sand are then measured against the concentrate, following the product's mix design.
Worked example: an 800 sq ft driveway, two coats of an asphalt emulsion at 110 sq ft per gallon. 800 × 2 ÷ 110 = 14.5 gallons of concentrate, or three 5-gallon pails. At 20% water that is 2.9 gallons of water, about 17.6 gallons of mixed sealer before sand, and at 3.5 lb a gallon about 51 lb of sand.
Square feet a container seals
At 110 sq ft per gallon of concentrate per coat, the page's default. Porous pavement covers less; use your product's figure in the calculator.
| Container | 1 coat | 2 coats | 3 coats |
|---|---|---|---|
| 5-gallon pail | 550 sq ft | 275 sq ft | 183 sq ft |
| 55-gallon drum | 6,050 sq ft | 3,025 sq ft | 2,017 sq ft |
| 275-gallon tote | 30,250 sq ft | 15,125 sq ft | 10,083 sq ft |
Asphalt emulsion or acrylic: the mix
MasterSeal Concentrate is a mineral-filled asphalt emulsion that meets ASTM D8099 and lists a PAH content below 0.1%, so it is not coal tar. Its mix per 100 gallons is 15 to 25 gallons of water, 1/2 to 2 gallons of Top Tuff polymer additive and 200 to 500 lb of sand. The calculator starts at 20% water, 1% additive and 3.5 lb of sand a gallon.
ColorPave Neutral Concentrate is a 100% acrylic emulsion for asphalt, mixed with pigment. Per 55 gallons it takes 33 gallons of water, 4 gallons of ColorPlus pigment and 800 lb of sand, which the calculator turns into 60% water, 7.3% pigment and 14.5 lb of sand a gallon. Its sheet warns not to put it over pavement sealed with coal tar sealer.
Sand adds traction and wear but also volume, which is why coverage per gallon of mixed material is lower than per gallon of concentrate. The mixed total on this page is the liquid before sand.
Cracks, coats and weather
The MasterSeal sheet asks for a clean surface, cracks filled first and oil spots cleaned and primed. Measure the cracks with a wheel as you walk the lot; the calculator divides the linear feet by what one jug, pail or box fills.
Apply at least two coats, letting each dry, and give the last one 24 hours before traffic. Both sheets set 50°F, surface and air, as the minimum, with no drop below 50°F in the next 24 hours.
For sealcoating and paving contractors: what to note on the estimate
On the walk-around, note each area's length and width, the pavement's condition and porosity, the cracks in linear feet and how wide they are, oil spots to prime, striping to redo, where the water source is and when the lot can be closed. Read the numbers back to the owner before you leave, so the quote and the material on the truck match.
Sources, each read on 2026-10-30. Results are estimates; the product's own data sheet and mix design govern:
- SealMaster, MasterSeal Concentrate technical data sheet (SMT-110, rev. 04/06/23): coverage 100 to 120 sq ft per gallon per coat, mix design, two coats, 50°F
- SealMaster, ColorPave Neutral Concentrate technical data sheet (SMT-167, rev. 07/22/25): 100% acrylic, coverage 100 to 125 sq ft, mix design, pails, drums and totes
- SealMaster, FlexMaster crack filler: 75 to 150 linear feet of 1/2 × 1/2 in crack per gallon
- SealMaster, CrackMaster PL hot pour: lb per 100 ft by crack size, 50 lb boxes
Paving or patching instead of sealing? The asphalt calculator works out the tons of hot mix, and the square footage calculator measures L-shapes, circles and triangles.

The bid starts on the walk-around
The size of the lot, the cracks, the oil spots and what the owner wants done all come up while you walk the pavement. Say them out loud and record the visit in ParrotNotes: you get a transcript, a summary and the action items, so the quote matches what you walked.
